Property Detail:

42 acres with 25.45 tillable acres with plenty of blacktop road frontage. At one time there was a very nice lake on this property but the dam is not currently functional and the lake is ready to be cleaned out and rebuilt. There is a clubhouse that is used as a hall. The other clubhouse structures are not owned but the landowner and the clubhouse owner have right to remove anything prior to closing. Anything left will become the property of the buyer.

Building Description:

The Main Hall is selling as is, where is. The personal clubhouses belong to individual members, and these members have the right to remove them before closing. Anything left on the property after closing becomes the property of the Buyer.

Mineral Rights: Any mineral rights owned will transfer with the sale of the property

Taxes: $3, 922.70 for 2017. Seller to pay 2017 taxes. Buyer responsible for all of 2018.

Earnest Money: Immediately following the close of bidding, the approved high bidder(s) will deposit a non-refundable payment due of 10% down as earnest money. Online bidders will be delivered a contract through email to sign, and the earnest money must be wired by the close of business the next day. Earnest money will be held by Town and Country Title Company. Buyer(s) will also sign a purchasing agreement with the seller.

Farm Lease: Farm Lease is 1/3-2/3. Purchaser will receive 2018 income and fertilizer bill.

Possession: Subject to 2018 tenants rights. For property not being farmed, possession is at closing.

BIDDING INFORMATION: Bidding will be done in total dollars. Seller reserves the right to accept or reject the high bid.

 

REGISTRATION:  Proper and complete registration is required to bid. All bidders will be asked for a copy of state-issued ID. All online bidders must provide name, address, phone number, and email address to register. A registered online bidder will then be approved by the auctioneer to continue. A credit card is required to place an online bid on the property. The credit card will be validated before bidding access is granted but is not a recognized form of payment of the deposit or purchase price. Deposit must be wired by the close of business next day. Credit card will not be charged unless Winning Bidder fails to complete the contract signing process and required wiring; then $1000 will be charged to the credit card provided at registration. By registering, all bidders acknowledge having read and agreed to be bound by the Auction Terms and Conditions. Online bidders must register and be accepted at least 3 hours before the live auction.
